In the third quarter of 2025, Vesta began construction on its speculative (inventory) industrial building, Guadalajara 10, located in the Vesta Park Guadalajara I complex in the El Salto submarket. Just over two quarters later, in April 2026, the developer completed construction of the building and it was added to delivered inventory.
Between January and June 2026, Mexico’s industrial real estate market added more than 1.8 million square meters (m²) of industrial buildings to its inventory, resulting from the completion of speculative and build-to-suit (BTS) projects that were under construction.
Three out of every 10 square meters delivered in the first half of 2026 were in Guadalajara, which led deliveries, followed by Monterrey and Mexico City.
Markets with the Most Industrial Buildings Delivered
Guadalajara’s industrial real estate market delivered the most square meters of new industrial buildings in the first six months of 2026, with nearly 550,000 m². Vesta, Hines, Grupo Favier, Parks Industrial, and Finsa, among other developers, completed construction of their industrial buildings during this period in the El Salto, Zapopan Norte, López Mateos Sur, and Tonalá Oriente submarkets.
In Monterrey, companies such as American Industries, VYNMSA, Stiva, and Finsa, among others, delivered just over 450,000 m² of speculative and BTS buildings in the Apodaca, Ciénega de Flores, Escobedo, Guadalupe, Santa Catarina, and Pesquería submarkets.
Mexico City ranked third in deliveries of new buildings, with nearly 400,000 m². Grupo Paragon, Vesta, AM Desarrollos, Parks Industrial, Distrito Panorama, and other developers delivered the industrial buildings they constructed in Toluca, Centro, Cuautitlán, Tultitlán, and Huehuetoca-Zumpango.
Deliveries Will Continue in H2 2026
Industrial buildings will continue to be delivered in the second half of 2026, adding more square footage to the industrial real estate market’s inventory, as construction starts totaling more than 3.3 million m² have been registered in the last 12 months alone. Vesta has two deliveries scheduled for the rest of the year, and it will deliver the remainder of its projects under construction in 2027.
