During 4Q 2025, Mexico’s industrial real estate market continued to show growth in space absorption, as transactions for sales and leases typically increase in the final quarter of each year.
By the end of 2025, national gross absorption surpassed 1.2 million m². This reflects a positive trend, laying the groundwork for a new growth cycle, as Mexico’s economy begins to show signs of stabilization pointing toward a recovery in 2026.
Overall, during the second half of 2025, gross absorption rebounded across all four regions of the country, with the Central region standing out.
BTS Projects Drive the Central Region
Gross absorption during the last quarter reached just over 472,900 m², representing a 52% increase compared to 3Q, when 225,000 m² were absorbed.
Silvia Gómez, Analyst Team Lead at Datoz, explains that this increase in absorption was driven by Build-to-Suit (BTS) projects for Purina, Nadro, and Mercado Libre, as tenants are demanding large-scale facilities — exceeding 40,000 m² and even reaching 100,000 m².
“Every quarter or every six months, we learn about a deal of this magnitude in the region, especially in the State of Mexico, which continues to consolidate and grow,” the expert said.
Build-to-Suit projects delivered in 4Q 2025 totaled nearly 209,000 m², representing 44% of total gross absorption for the quarter.
Purina, Nadro, and Mercado Libre BTS Projects
These Build-to-Suit developments are located in the Huehuetoca–Zumpango submarket, where there is currently significant land availability, allowing for large-scale construction.
Panorama Tultepec Industrial Park recorded two of these BTS projects, including the largest — for e-commerce company Mercado Libre — with nearly 100,000 m². The second Build-to-Suit project was developed for logistics company Nadro.
Meanwhile, Purina’s Build-to-Suit facility is located at Cuautitlán City Park, with a surface area of nearly 70,000 m². It is worth noting that these projects are still under construction.
