The acquisition of Fibra Macquarie by Fibra Mty marks one of the most significant transactions in the Mexican real estate investment trust (FIBRA) sector. According to first-quarter 2026 financial reports, the combination of both portfolios will bring the company’s total assets to $6.5 billion USD.
Considering only the real estate trust certificates (CBFIs) held by investors who participated in the public offering, the purchase price stands at approximately $1.7 billion USD — consolidating Fibra Mty’s leadership in the country’s industrial sector.
How Fibra Mty Will Grow with the Integration of Fibra Macquarie’s Assets
Fibra Mty’s investment strategy centers on industrial assets. At the close of Q1 2026, the FIBRA held a portfolio of 97 industrial properties with 1.9 million square meters (m²) of Gross Leasable Area (GLA). With the acquisition of Fibra Macquarie, its portfolio would expand to 342 industrial properties with approximately 4.9 million m² of GLA.
These additions will position it as one of the most significant FIBRAs in Mexico, nearly tripling its leasable industrial footprint and expanding its operational scale across the country’s main industrial corridors.
The Commercial Segment Complements the Growth Strategy
In 2022, Fibra Mty restructured its portfolio composition to focus primarily on industrial assets, announcing the divestiture of underperforming properties in order to maintain a high-quality profile.
However, the acquisition of Fibra Macquarie will also strengthen its commercial and office segments. Through this transaction, Fibra Mty would add 34 commercial properties with approximately 450,000 m² of GLA, while its office segment would reach 177,582 m² of GLA. This would allow the company to broaden its real estate investment without losing the industrial focus that has defined its strategy over the past decade.
The transaction marks a new phase of expansion for Fibra Mty, bringing its total portfolio to 382 properties with a combined GLA of 5.5 million m² — potentially establishing it as one of the leading financial players in Mexico’s real estate market.
