MIL Industrial Park is one of the industrial developments currently under construction in the Tijuana market. Developed by Grupo MRP, the park is designed to serve companies focused on advanced manufacturing, international logistics, and export operations — sectors that continue to drive demand for industrial space in Mexico’s Northwest region.
Located in the southeast submarket, one of Tijuana’s fastest-growing industrial zones, the project benefits from a strategic position due to its proximity to California and its access to routes connecting the region’s main border crossings and logistics corridors.
The complex offers a total leasable area of 89,650 square meters (m²) distributed across three Class A industrial buildings, which will house light manufacturing, warehousing, and distribution operations.
MIL Industrial Park is currently in its development phase, with construction underway on the first of its three industrial buildings, which will span 29,884 m². The project is expected to reach its initial occupancy stage during Q3 2026.
A Development with Advanced Infrastructure
MIL Industrial Park’s design incorporates building layout, internal mobility, and connectivity to the regional road network — factors increasingly valued by global supply chain companies.
The park will also feature 712 parking spaces distributed across six independent zones, along with shared workstations and private offices to meet tenants’ administrative needs.
On the sustainability front, the project has been planned in accordance with LEED certification standards, underscoring its environmental commitment. Additional infrastructure includes a 500 KVA electrical substation per building and fire protection capacity of 130,000 gallons.
Taken together, MIL Park Tijuana is poised to become a benchmark within the new generation of industrial parks along Mexico’s border region.
