This year’s trend points toward larger-scale developments that combine leisure spaces, services, and convenience retail, with the aim of redefining the role of shopping malls as drivers of social and economic activity.

The following Top 6 highlights developments that are currently under construction and are expected to be delivered in the coming months.

Located in the Cuauhtémoc borough of Mexico City, this project will feature 3,827 m² of gross rentable area and will be a mixed-use development consisting of four levels of retail space, an office tower, and a residential tower.

Developed by Fibra SOMA, this project will be a mixed-use complex made up of five towers. It is currently in its second construction phase, which includes the expansion of the retail component across the first three levels, as well as the development of two additional towers for office and residential use.

Located in Monterrey, Nuevo León, this mixed-use development will comprise 27,205 m² of construction, with retail units on the lower floors and residential apartments on the upper levels.

Developed by Fibra Danhos, this project represents an estimated investment of MXN 6 billion and aims to become a key hub for commerce, entertainment, and economic activity in the state of Oaxaca. Its main features include a sustainable design and strong urban integration.

After more than a decade in the planning stage, Paseo Coapa stands as one of the most significant retail developments in southern Mexico City. With an approximate area of 60,000 m², it reinforces the trend toward mid-scale complexes that prioritize community proximity and urban functionality.

Planned for the southern area of Mexico City, this development will offer 49,316 m² of rentable space. Its retail mix will include department stores, entertainment venues, and restaurants.
