Cuautitlán 1, Fibra Danhos’ Industrial Venture

In February 2023, the technical committee of Fibra Danhos, specialized in the development and management of shopping centers and office buildings, approved the interest in entering the industrial real estate segment. This decision was made to take advantage of the significant growth in this segment driven by the relocation of manufacturing processes, known as nearshoring, and the boom in e-commerce, both of which require logistical spaces. 

To this end, they developed their first industrial park, named Cuautitlán 1, located in one of the most dynamic corridors in the country: CTT (Cuautitlán, Tepotzotlán, Tultitlán) in Mexico City (CDMX) market. It is worth noting that this industrial park will generate great interest as it boasts a strategic location in an area with high demand and low availability of industrial spaces. 

Danhos Industrial Cuautitlán 1 

Cuautitlán 1 Industrial Park will feature two flexible “logistics-to-suit” cross-dock buildings, totaling over 2,000,000 square feet (ft2) or 200,000 square meters (m2). These buildings will accommodate logistics, e-commerce, and light manufacturing and assembly companies. 

Additionally, it will have an electrical supply capacity of up to 4,000 kVA (electric rights) of medium voltage, a main two-lane road, a security booth, controlled access, and a secured perimeter (fully fenced). It will also feature state-of-the-art CCTV for common areas, including the main access, perimeter, and internal roads. 

Danhos’ industrial buildings 

In the first phase of Cuautitlán 1, a speculative industrial building of 1.1 million ft² (102,000 m²) of gross leasable area (GLA) was constructed. As of the end of 1Q 2024, the project had an overall progress of around 28.1%, but it has already been leased by a global public company, whose name was not disclosed. According to information from Datoz’s Analytics 2.0, the starting rental price for this industrial building was $0.88 USD/ft²/month. 

Alongside the completion of the first phase, Fibra Danhos began the second phase of the project with the construction of Building 2, which will have a GLA of 1.1 million ft² (101,000 m²). This building is also speculative, and Fibra Danhos estimates its completion during the first half of 2025.
