Mexico’s corporate real estate market closed 2025 with sustained recovery in office space demand across the country’s major cities. Mexico City, Monterrey, Guadalajara, Querétaro, and Tijuana recorded higher gross absorption (lease and sale transactions), reflecting growing demand in key corridors such as Polanco, Puerta de Hierro, and Valle Oriente.
The five most dynamic markets in the country totaled approximately 485,000 square meters (m²) of net rentable area (NRA) in gross absorption during 2025.
Office Demands Stabilizes in Mexico City
Mexico City’s office market continued to show steady recovery. During 2025, gross office absorption reached 340,000 m², a figure that has remained consistent since 2023. This year’s activity was led by financial companies; for example, Plata leased office space at Tecnoparque.
Throughout the year, the most active corridors were Insurgentes and Polanco, accounting for 26% and 23%, respectively, of total market absorption. Among the most significant transactions were insurer GNP’s lease at Río Mixcoac 108 on Insurgentes and Mercado Libre’s transaction at Llevell Polanco.
Automotive Companies Drive Absorption in Monterrey
Monterrey’s corporate market recorded an annual gross absorption of 82,000 m², driven primarily by companies in the automotive sector, which accounted for 14,772 m², including notable transactions such as Yazaki’s lease in Santa Catarina.
In this context, the most dynamic corridor was Valle Oriente, with 27,825 m², representing 34% of the market’s total absorption, with tenants such as automotive battery manufacturer Clarios.
Puerta de Hierro Consolidates Its Position as Guadalajara´s Main Corridor
Guadalajara posted an annual absorption of 45,000 m², driven by companies in the Consulting and Logistics sectors, including Nielsen’s lease at HPE Business Park.
On a cumulative basis, Puerta de Hierro emerged as the most dynamic corridor, accounting for 16,500 m², equivalent to 36% of the total market absorption. One of the most significant transactions was logistics company GEODIS at Andares Corporativo Patria.
Querétaro Closes The Year with Signs of Recovery
Querétaro’s office market recorded a gross absorption of 14,000 m² in 2025. Activity was mainly concentrated in the Juriquilla and 5 de Febrero corridors, which captured 47% and 42%, respectively, of total absorption.
Juriquilla stood out due to demand from logistics companies, including JB Hunt, while the 5 de Febrero corridor recorded the highest share of absorption, with machinery-sector occupancies such as Eaton at Empresalia Building.
Zona Río: Tijuana´s Most Dynamic Corridor
In 2025, Tijuana recorded total absorption of 3,000 m², with a strong concentration in the Zona Río corridor, which accounted for 53%, followed by Agua Caliente, capturing 43% of annual activity.
