El Marqués Park
Located along the El Marqués industrial corridor, on the Querétaro–Mexico City highway, this project is moving forward with the construction of Phase 1, which includes two industrial buildings totaling 27,180 m² and 22,900 m² of net rentable area (NRA). The development will integrate Grupo Frisa as a strategic partner and represents an estimated investment of MXN 18 billion.
Parque Industrial Tecnológico V
Located in the Guadalajara–El Salto submarket, Hines developed its fifth industrial park, offering nearly 200,000 m² of leasable space distributed across seven speculative buildings.

MIL: Industrial Park Tijuana
The first development by Mexico Industrial & Logistics, the industrial division of Grupo MRP, consists of three buildings totaling 89,651 m² of NRA. The first building is currently in the foundation stage, with structural fabrication scheduled for 1Q 2026. The second and third buildings, measuring 29,884 m² and 28,576 m², respectively, are expected to begin construction in 2Q 2026.
