Interview with Elizabeth Zamora, Director of New Business at MEOR

In this interview, Elizabeth Zamora, Director of New Business at MEOR, explains how the HubsParks concept — the One Hub Solution model — emerged and why it represents the natural evolution of traditional industrial parks into smart ecosystems designed to accelerate the installation, operation, and expansion of companies in Mexico.
How did the HubsParks (One Hub Solution) concept originate within MEOR?
HubsParks emerged as a natural evolution of our experience in developing industrial parks and our deep understanding of the needs of companies seeking to establish operations in Mexico. We identified that the market required not only high-quality industrial spaces, but also comprehensive solutions that support clients through their entire installation process and subsequent operations
Under that vision, One Hub Solution was created — a model that integrates infrastructure, connectivity, services, and intelligent management in one place.
How does a HubsPark differ from a traditional industrial park?
The main difference lies in the holistic approach. While a traditional industrial park is limited to providing land and warehouses, a HubsPark offers a complete ecosystem designed to optimize productivity. We incorporate state-of-the-art infrastructure, advanced connectivity, shared services, wellness spaces, and digital management tools that facilitate day-to-day operations and enhance efficiency.
Is this physical infrastructure or does it also involve digital tools for companies establishing operations in a HubsPark?
The model combines all these components. Physical infrastructure is the foundation — Class A buildings, wide roadways, reliable power, security, and services — but the true differentiator lies in intelligent operation and end-to-end support.
Through digital tools, tenants can manage access control, maintenance, and internal communication, while soft-landing services support their installation and startup, aiding with permits, recruitment, suppliers, university partnerships, and adaptation to the local environment.
Together, a HubsPark becomes a more efficient, safe, and sustainable business ecosystem.
Is the concept designed for nationwide expansion? Which regions in Mexico show the greatest potential for this model?
Yes, the concept was designed from the beginning to be scalable. Mexico offers very favorable conditions to replicate the model across different industrial hubs. We currently see strong potential in regions with robust logistics and manufacturing development — particularly the northern border — where most of our space offerings are located and where demand for value-added spaces continues to grow, driven by nearshoring.
How do you decide where a HubsPark should or should not be built?
Each location is selected through a rigorous analysis that combines market variables, infrastructure, talent availability, connectivity, and industrial growth projections. We look for strategic sites that maximize value for our clients and contribute to regional economic development. It’s not just about having available land but about developing locations with true operational and logistical potential.
Where do you see MEOR and HubsParks in the next five years?
Our vision is to establish HubsParks as the national benchmark in smart industrial parks. Over the next five years, we foresee sustained expansion in the country’s main industrial corridors, accompanied by technological evolution that will allow us to deliver even more efficiency, sustainability, and user experience. MEOR will continue leading the transformation of Mexico’s industrial market through innovation, discipline, and a long-term vision.

She is an Electronics Engineer with a master’s degree in business administration and has more than 20 years of experience in the industrial real estate sector. Throughout her career, she has held senior roles in new business development within leading companies managing institutional portfolios of CKDs and Fibras in Mexico. She is currently Director of New Business at MEOR.
